Organize the manual into the following major system categories:

Divide major system categories into subsystems as follows:

Provide an index and divider for each subsystem and section, color-coded as follows:

·         Use 45 mm tabs for each subsystem.

In each system/category and/or subsystem, include an operations section which includes:

1.      System Description

2.      System Operating Instructions

3.      Schematic Diagrams

4.      Equipment Data Sheets

SYSTEM DESCRIPTIONS

Power Distribution System - PDS:

1.      Calculated demand in kVA of entire system and on each transformer 150 kVA and above.

2.      Short circuit analysis of entire system, including incoming fault level.

3.      Protective Device Coordination study for entire system, including emergency system.

4.      Description of protection, transfer, and metering scheme for normal and emergency systems supported by schematic diagrams.

5.      Calculated system operating power factor with method of improvement and anticipated improvement.

6.      Calculated demand in kVA of Emergency Power System.

7.      Single line diagram of entire power system indicating all breakers, switches, protective devices, and instrumentation.

8.      Calculated demand on UPS systems where installed.

Lighting Systems - LTG:

1. Interior Lighting:

·         Calculate and include energy consumption in Watts per square meter.

·         Include any areas where ambient lighting has been supplemented with task lighting.

·         Anticipated design lighting levels on a room-by-room basis.

·         Describe all ballast and light sources/lamps used.

·         Include description of diffusers.

·         Include battery lighting units and exit lights.

2. Exterior Lighting:

·         Include anticipated designed lighting levels for parking lots, roadways, etc.

·         Describe ballasts and light sources to be used.

·         Include description of diffusers and distribution pattern for each fixture.

3. Lighting Control System:

Interior Lighting:

·         Describe method of switching, including corridors, large areas, and lighting connected to emergency or standby power.

·         For low voltage switching systems, include:

o    Manufacturer and model number

o    Type of switch used

o    Relay

o    Interface card in panels

o    Time clock/computer controlled and zone(s) of control

o    Location of any master switches and areas they control

Exterior Lighting:

·         Describe method of controlling exterior lighting (photocell, time lock, override switch, master switch, etc.)

·         Include location of all control equipment

Communication Systems - COM:

1. Public Address System:

·         Manufacturer and model numbers of system and components

·         System installer

·         Integral transient and memory protection

·         Nature and quantity of preamplification inputs and mixer capacity

·         Input precedence

·         Zoning and zone control

·         Power requirements of speaker zones

·         Power amplifier sizes

·         Speaker types, sizes, and spacing

·         Horn types

·         Other processing equipment (compressors, equalizers)

·         Microphones

·         Interfaces with EVAC, telephone, security system, etc.

2. Intercom System:

·         Manufacturer and model numbers

·         System installer

·         Integral transient and memory protection

·         Control exchanges as distributed

·         Press to talk or open voice

·         Master and submaster station types

·         Interface to telephone, paging systems

·         Other functions like group call, carry-on

3. Nurse Call System:

Prepare system operating instructions with manufacturer/supplier bulletins backup, including:

Power Distribution System - PDS:

·         Overall system operation normal/emergency

·         High voltage system switching, isolation, grounding

·         Power factor improvement equipment details

·         Protective schemes description

·         Transfer schemes normal and emergency

·         Emergency power generation, load shedding, peak shaving

Lighting Systems - LTG:

·         Lamp types compatible with ballasts

·         Timelock and photocell

·         Low voltage system details and location

·         Computer-controlled system operation and programming

Communication Systems - COM:

·         Public address inputs, zoning, volume, settings

·         Intercom programming, operation, system connections

·         Nurse call operation, programming, capacity, zones

·         Programmable clock controls and programming

·         Telephone system features, call recording, connections

·         TV distribution system signal source and outlets

·         Pocket paging operation and features

·         Mobile radio operation and antenna locations

·         Doctor's register system operation and features

Fire Safety Systems - FSS:

SYSTEM SCHEMATICS

Include all applicable schematics that assist in operation and maintenance.

EQUIPMENT IDENTIFICATION

·         Provide data for each system component on Alberta Infrastructure Equipment Identification forms (mainly for Power Distribution System equipment).

·         Minister supplies reproducible copies; contractor to produce missing forms.

MAINTENANCE SECTION

General:

·         Summarize maintenance data from contractor submissions and manufacturers’ data.

·         Include a maintenance section for each system.

·         Organize data into:

1.      Maintenance Tasks and Schedules

2.      Spare Parts

3.      Suppliers and Contractors

4.      Tags and Directories

5.      Maintenance Brochures

Maintenance Tasks and Schedules:

·         Organize by system category and system component, summarizing tasks as:

o    Daily

o    Weekly

o    Monthly

o    Semiannually

o    Annually

o    When required

Spare Parts List:

·         Organized by system category and component, listing parts needed.

Suppliers and Contractors List:

·         Provide name, address, and phone number for each supplier and contractor per component.

Tags and Directories:

·         Provide copies of tags and directories per contract documents.

Maintenance Brochures:

·         Include copies of manufacturers' maintenance brochures, one brochure per tab, max 25 sheets.

CONTRACT DOCUMENTATION AND STANDARDS SECTION

Coordinate collection of data for this section.

Organize data required by Construction Contract into sections with divider tabs:

·         Drawing List

·         Shop Drawings and Product Data

·         Certificates

·         Warranties and Bonds

·         Reports

·         Standards Division

Drawing List:

·         List all drawings required for construction performance.

Shop Drawings and Product Data:

·         Provide final copies of all shop drawings and product data with index and tabs (max 25 sheets).

Certifications:

·         Copies of contractor certifications and test reports verifying product and system performance including but not limited to:

o    Electrical systems inspection

o    Utility company inspection

o    Occupational Health and Safety inspection

o    Fire Alarm Verification certificate

Warranties and Bonds:

·         One copy each of contractor and manufacturer warranties longer than one year, bonds, and service contracts.

Reports:

·         Copies of testing, adjusting, and balancing reports per contract specifications with index and tabs.

Standards Division:

·         Allow 25 mm binder space for standards.
